Project Manager:

Introduction

Our client's self-performing commercial and multifamily division located within the San Fernando Valley (Los Angeles County) has grown from renovations and maintenance that serviced unit turnovers, move in/move out and general maintenance, to now handling ground-up construction, multifamily development, commercial and retail renovations, structural and other large-scale projects. With a current workforce of over 200+ workers, they perform quality work on a tight budget and aims to diligently hit deadlines every time. A large majority of their projects are located in the Greater Los Angeles area, giving us an in-depth knowledge of the area, access to the most qualified subcontractors when needed, and important local relationships with the city to get things done efficiently.

 

Job Description:

  • Manage the overall project from initiation to closeout, ensuring that it is completed on time, within budget, and to the required quality standards.
  • Develop and maintain project plans, schedules, budgets, and resource allocation plans.
  • Identify and manage project risks and issues, and develop contingency plans as needed.
  • Communicate with clients, stakeholders, and project team members to ensure that project objectives are understood and met.
  • Work with architects, engineers, and other consultants to ensure that project requirements are properly defined and documented.
  • Manage the procurement process, including the selection of subcontractors and suppliers, and the negotiation of contracts and purchase orders.
  • Coordinate and supervise the work of subcontractors, suppliers, and other project team members to ensure that they are meeting project requirements.
  • Ensure that all project documentation, including contracts, change orders/RFIs, and other agreements, are properly executed and maintained.
  • Develop and implement project quality control procedures to ensure that work is done to the required standards.
  • Monitor project progress and prepare regular status reports for clients and stakeholders.
  • Ensure that project invoices are submitted on time and that payments are received in a timely manner.
  • Manage project closeout activities, including the preparation of final project documentation, and the handover of the completed project to the client.

 

Qualifications

  • In addition to every bullet-point listed above, candidates MUST HAVE (non-negotiable): 
    1. At least 5-10 years of recent ground-up, multi-family/apartment building (10+ years is ideal)
    2. Provide a detailed project list of completed projects.
    3. 3-5 professional references that can validate those projects (e.g., Project Managers, Architects, developers, etc.)
  • Duration: 3-6-month contract-to-hire (looking to place permanent employees)
  • Working Environment: 80% in office, 20% field (visiting project sites weekly)
  • Schedule: Monday-Friday (8am-4pm) but must be willing to work overtime (when needed). No working remote option available. 

 

Compensation/Benefits

  • Salary: $135k-$170k/yr (depending on experience)
